Coming Later
A book for people who
actually run these things.
I host stays and sell real estate in the same eight Laguna neighborhoods. Eventually I'll write down what twelve years in vacation rentals has actually taught me — the parts that never make it into a listing description. It's not written yet. This page exists so you can be first to know when it is.
Why I'm writing it
The questions
keep repeating.
Guests and other hosts ask me the same handful of questions every season — how I price a place, how I turn a rough review into a fair one, what actually gets a listing to Guest Favorite instead of just Superhost, what breaks first in an older Laguna property and what to do about it before it does.
I've answered those questions one guest, one call, one co-hosting client at a time for years. A book is just that same conversation, written down once instead of a hundred times.
I don't have a title yet, and I'm not going to promise a release date I can't keep. What I can promise is that it'll be built the same way everything else on this site is — from what I've actually done, not what sounds good.

Who it's for
Wherever you
are in it.
Three kinds of people tend to ask me about this.
Thinking about starting
- —What a first property actually costs to run
- —Where the surprises hide
- —Whether Laguna-style hosting fits a different market
Already hosting
- —Getting from Superhost to Guest Favorite
- —Pricing without guessing
- —The systems that stop it from eating your weekends
Own a rental, want out of the ops
- —What co-hosting actually looks like
- —When to hire it out vs. run it yourself
- —Reading your own numbers honestly
