About Nikolas
Two roles.
One person.
Superhost & Guest Favorite on Airbnb. Licensed California real estate agent. Same Laguna Beach zip code, same person every time.
The story
How I ended up
doing both.
I've worked in vacation rentals for twelve years, managing them for owners and, for the last six, hosting my own on Airbnb in the same neighborhood I live in now. I earned Superhost status early on, then Guest Favorite. In that time, I've watched hundreds of people fall for Laguna the way I did.
A pattern showed up early. Around day three of a stay, guests would start Googling “homes for sale in Laguna Beach.” By the end of the week, half of them were asking me which neighborhoods to look at. I'd answer for free, for years. Eventually I got my real estate license, because the honest answer to “where should we look?” deserved more than a casual recommendation.
That's the dual role. Same person, same town, same standards.

The dual role
Two halves of the
same job.
Most agents in Laguna sell properties they've never used. Most hosts know one block intimately and not much else. The overlap is the whole pitch.
As a host
Six years hosting.
Twelve in rentals.
One phone.
Guests get a person, not a portal. I answer the phone, know which beach to send you to depending on the tide, and stock the kitchen with the espresso machine I actually use.
Every property on this site is one I've personally stayed in, stocked, and chosen the linens for. That hands-on standard is why guests come back — and why my rental income holds steady while most coastal listings struggle.
As an agent
Eight neighborhoods.
Real intel.
Honest math.
Clients get a Realtor who has cooked breakfast in three of these neighborhoods and walked his dog through the other five. I price homes with actual rental-yield data, not Zillow guesses.
If your home is right for me to list, I'll say so. If it isn't, I'll say that too. I'd rather have your trust for ten years than push one wrong deal now.
The promise
I disclose the dual role up front, because the only thing I'm selling is the long version of trust.
I make money two ways — I host guests, and I help a small number of those guests buy homes here. I tell you that on day one. Sometimes the honest answer to “should I buy in Laguna?” is no. If it is, I'll say so. The worst thing I can do for a client is help them buy something they'll regret.

For other hosts
Burned out on
the ops?
If you own a Laguna short-term rental and you're tired of running it, I co-host. Cleaner coordination, guest messaging, dynamic pricing, reviews, restocking — the part of hosting that eats weekends. I run it like my own.
- —Listing optimization and photography refresh
- —Dynamic pricing and seasonal calendar management
- —Guest messaging and 24-hour response standard
- —Cleaner and vendor coordination
- —Owner reporting on revenue and reviews
